In Part 1, we discussed why high inflation alone does not necessarily mean a country’s economy is collapsing.

Now let’s move on to the most interesting question.

What does all of this mean for the real estate market?

Many people are still thinking about the extraordinary years of 2021–2023.

Back then, it seemed that almost any property you bought would be worth more just a few months later.

That period was real.

But no market can grow like that forever.

Today, the market has become much more mature.

Buyers Have Changed

A few years ago, many buyers made decisions based on one simple principle:

“The most important thing is to buy before it’s too late.”

Today, the question has changed:

“Why is this particular property worth this price?”

Buyers have become more analytical.

And that’s a healthy sign.

The market is becoming more professional.

Price Is No Longer the Only Factor

Today, completely different qualities have become far more important:

✔️ The view.

✔️ Distance to the sea.

✔️ Proper legal documentation.

✔️ Construction quality.

✔️ The neighborhood.

✔️ Rental potential.

✔️ Resale liquidity.

In other words, the market is no longer paying simply for square meters.

It is paying for quality of life.

Why This Is Good News

Paradoxically, this is exactly the kind of market where speculative buying begins to disappear.

In the past, almost any property could increase in value simply because the entire market was rising.

That approach no longer works in every case.

The projects that continue to attract buyers are those that genuinely deserve it.

High-quality developments still find buyers—even during more challenging market conditions.

What About Sellers?

The market has reached a moment of truth.

Broadly speaking, sellers now fall into two groups.

The first group adapts.

They understand the market, adjust their pricing, renovate their properties, and improve the way they present them.

The second group continues to live with expectations from two years ago.

These are the listings that often remain on the market for months without attracting serious interest.

Opportunities Often Appear at Times Like These

History reveals an interesting pattern.

The most successful investments are rarely made when everyone is convinced prices will only continue rising.

Instead, many of the best opportunities appear during periods of uncertainty.

When the market becomes calmer.

When the excitement fades.

When buyers can choose carefully instead of rushing to purchase whatever remains available.

One Important Exception

This does not mean that every property will become cheaper.

That is unlikely.

Real estate has always consisted of two very different markets.

There is the mass market.

And then there are truly exceptional properties.

An apartment with panoramic sea views.

A frontline villa.

A home in a rare location where almost no land remains available for future development.

These properties follow their own rules.

Historically, they are often the first to appreciate once the market stabilizes.

My View

I do not believe that Turkey’s real estate market is entering a period of major decline.

If anything, I believe it is becoming much more mature.

The era of easy money is fading.

The era of professional analysis has begun.

That is why it is no longer enough simply to buy property.

The important question is:

Why will this particular property preserve—and increase—its value over the next five or ten years?

Perhaps we are entering a period that, a few years from now, many investors will look back on as one of the best times to make calm, well-considered purchases—while everyone else was still waiting for the “perfect moment.”
