The acquisition of property rights is subject to tax and additional payments.
Tapu is the only document confirming your ownership. The transaction is registered only by the authorized state body Tapu by the Cadastral Department. In each district of the city there are offices for registration of the transfer of law.
Making a deal is a paid procedure, for which you need to prepare funds, in addition to the value of the property. There are, of course, exceptions where taxes and fees are not provided for the purchase. The most common ones are objects equated to historically significant ones, as well as renovation houses.
Here are the main expenses that a foreign buyer will have to incur, in addition to the value of the property:
Payment for the opinion of the cadastral expert on the appraised value of the property. The cost is not a fixed amount of money, but depends on the size of the object and the work of the evaluator. It fluctuates from 1500 lire and above.
Payment of state tax in the amount of 4% of the cadastral value, which will be presented by an expert.
Translation of the passport and its notarization. About 300 TL.
Payment for a sworn translator per transaction. From 300 liras, depending on the language. Without Turkish citizenship, the presence of an interpreter is required, even if you understand Turkish.
A one-time state duty on working capital, in 2021 this amount is 1,228 liras. 4% tax and state duty are paid immediately before entering the transaction and only through the bank.

When you receive Tapu, you will see in it:
Cadastral value, plot number, square on the cadastral map, area of the total land plot on which the residential complex is located, share in the land attributable to this Tapu, seller's data, date of transfer of ownership, residential block (A, B, etc.), number apartments, state seal organ.
