Who is engaged in the analysis of the real estate market in the resort of Antalya, plans to purchase real estate, among other issues, the main thing for many is the possibility of obtaining a residence permit on the basis of the purchased property. Until 07/01/2022, the main rule was to obtain a residence permit on the basis of Tapu (Certificate of Ownership) immediately for 2 years. At present, the rules have changed, how to understand the correct application of the law, because ignorance of the law does not exempt from responsibility.

Until 07/01/2022, 781 residential microdistricts in different cities of Turkey were closed in Turkey for foreigners to obtain a residence permit, currently this figure has increased to 1169. This ban is set when the percentage of foreigners in a certain residential area exceeds 20%.

In Antalya, among the most popular areas were:

Inside Konyaalti: Estuary, Persimmon, Sarisu.

Currently, it is IMPOSSIBLE to obtain a residence permit in the areas included in the list of persons:

  • who receive a residence permit in Turkey for the first time on the basis of a residential lease agreement. Renting a commercial premises is not a basis for obtaining a residence permit.
  • who repeatedly apply for a residence permit, and earlier the application for an expired residence permit was in another district of the city. Those. did not live in the area currently prohibited from obtaining a residence permit.

Currently, a residence permit in the districts of Liman, Khurma, Sarysu and a number of others in Muratpash and Doshemealty CAN be obtained after 07/01/2022 by persons:

  • Property owners!
  • Applicants who receive a secondary residence permit in the specified areas, if they previously lived in the same residential area;
  • Applicants who apply for a secondary residence permit and at the same time change their address of residence within the district;
    (the logic of the legislator, we believe, is that they are included in the number that is 20% of foreigners among the total population of the region);

Applicants who managed to conclude and notarize a lease agreement in the above areas before 07/01/2022. The law has no retroactive effect.
We also remind you that legislation is often subject to clarifications and adjustments. The law requires implementation time, so some failures and, possibly, surprises in paperwork may take place, the decision to issue a residence permit is the prerogative of the state.
